Wexford Mews Homeowner’s Association Annual Meeting Minutes             July10, 2006

Finance Update:

Four residences owe beyond one year- 14 homes total outstanding-just below budget

Budget Presentation by Treasurer (Copy of budget available via Nick or Norma)

            Budget is on plan and will come out ahead if some items are not spend (i.e. Picnic)

Insurance didn’t go up as expected and water is right on but expected to increase

Landscaping required additional funds to fix sprinklers on Weyhill and add zone on Wexford.

 

We will start to spend some of the money that is in the balance carrying forward, as expected, which should mean that there should not be any special assessments.

 

Proposed Projects:

 

Entrance Walls:  The brick walls on Weyhill need to be repaired and coping installed.  Moisture is penetrating the walls and causing damage to the integrity of the walls.  2 options are cast in place or precast- Nick has offered to pursue this matter. 

 

Electricity:  The board has agreed to go ahead and have simple accent lights installed.  There are 2 bids that have been re-bid 3 times…as the needs have diminished and competitiveness has increased.

Weyhill will feed from 1614 Weyhill and bore under the sidewalk and road to island.  Wexford will need to be fed from 1753 Willowicke to the sign or fed off of the Devonshire box which will draw off of a source already in existence. Need to check w/ homeowners-Reckling.

 

Parks Upgrade:  Level Dover park (it is full of ruts) and possibly put in new paths.  We should also look at some type of swings or seating in Dover and Wexford parks.

 

Maintenance:

Brickman is doing a great job of maintaining the lawns.

Brickman Group now also does sprinklers (previously this was done by Forever Green).  This gives better feedback to the lawn maintenance and beds crews.

Dave Axelrad competed for bids on plantings and is doing a great job.

 

Weyhill sign:  American Signs or Signs by Tomorrow have refused to fix and we will go to small claims court on 8/10/2006 for repair.  The problem occurred due to a crack in the foam board.

Architectural:

Rich McFarland had nothing to report.

 

Website:

Nick is now the Webmaster.  Wexfordmews.org expired and was picked up by a parasite company in Caracas who offered to sell the domain back to us for $350. 

Instead we registered:

            Wexfordmews.com as of spring 2006

            This requires an annual fee every 3 yrs.

 

Newsletter:

With website, newsletter will no longer be printed.  Nancy McFarland and Cheryl LaRoche will send notice to residents about the change in the last paper edition newsletter.

Tom Rzeznik will do our last paper newsletter so that we can go digitally in the future and post on the website.

 

New Board members:

Cheryl LaRoche and Dave Axelrad volunteered to be on the board.

 

There is a vacancy in the Vice Presidency and Cheryl LaRoche was nominated for the position.  This required the approval of  Jennifer Maloney and Nelson Stevenson who were to be contacted by Mike Reckling.

Showcase Wixom 7/21 2-9 pm for the new Village Center Area

10/9/06 and 11/6/06 public meetings at WCC for the city.
